We walk through your home together and give you a straightforward list of what’s worth doing — and what isn’t. Sometimes that’s a fresh coat of paint and decluttering. Sometimes it’s nothing at all. We’ll also coordinate professional photography, staging recommendations, and any minor repairs that meaningfully impact value, so you’re not guessing where to spend money.

Step 4: Going to Market
Your home gets listed with professional photos, a compelling description, and full MLS exposure — plus targeted online marketing to reach serious buyers actively searching in your area. We schedule showings around your life, not the other way around, and keep you updated after every single one.

Step 5: Offers & Negotiation
When offers come in, we break each one down in plain language — price, financing type, contingencies, closing timeline — so you understand exactly what you’re comparing. We negotiate on your behalf to get you the best possible terms, and we never pressure you into accepting anything before you’re ready.

Step 6: Under Contract
Once you accept an offer, there’s a checklist of moving parts: inspections, appraisal, buyer financing, and disclosures. We track every deadline in the contract, handle communication with the buyer’s agent and lender, and flag anything that needs your attention — so nothing catches you off guard.

Step 7: Closing Day
